Is my assessment too high?

Compare a market value and annual bill with county Census medians and check official appeal instructions.

Estimate a bill and check your assessment

Census survey estimates, 2020–2024. These county medians describe a survey population; they do not establish your home’s correct assessment.

Median home value
$324,500
Median annual taxes paid
$6,191
Estimated effective rate
1.91%

Census home values, Census taxes paid. Last verified 2026-10-24. Rate = median taxes ÷ median home value. Displayed rates are rounded; calculations use the unrounded ratio.

Example at $324,500: $6,191 per year, using the Census estimate.

Is my assessment too high?

At the default market value and bill, both equal the county medians. Being above a median does not establish overassessment. Assessed or taxable values may use a different basis and cannot be compared directly with Census market values.

Appeal timing and filing

Typically 30 days after the reassessment notice; use the last filing date printed on the notice and the township calendar.

How to file: Cook County Assessor’s Office; online appeals or paper forms.

State guidance: After county Board of Review, appeal to the State Property Tax Appeal Board or file a tax-objection complaint in circuit court.
